Project Overview:
Spectra was engaged to assist an administrator in finalising a partially built residential development in Earl Soham, Suffolk. The project involved a combination of S.278 highway works, utilities coordination, and completing several unfinished homes to allow for sale, occupation, and project close-out.
Approach & Delivery:
Our team obtained Section 278 technical approval and carried out construction work on a new bell mouth access and road widening to meet highway authority standards. We coordinated existing and proposed utilities to ensure safe integration and regulatory compliance. Besides the offsite and infrastructure works, Spectra finished constructing partially built dwellings, covering building fabric, mechanical and electrical systems, internal fit-out, and final landscaping. Close cooperation with the administrator, funder, and highways authority facilitated clear communication and smooth project progress.
Outcome:
All tasks were completed within the 12-week programme, receiving full technical approval and satisfying all highway standards. The homes were effectively launched into the market, facilitating sales, occupancy, and financial closure for the funder.
