Management Surveys

A Management Survey , formerly known as Type 1/Type 2, is a standard inspection designed to identify, as far as reasonably practicable, the presence and extent of asbestos-containing materials (acms) that could be disturbed during normal occupancy, maintenance, or daily activities.

These surveys also assess the condition and risk associated with any identified materials, supporting the development or revision of an asbestos management plan — a legal obligation under CAR 2012 for duty holders.

Refurbishment & Demolition Surveys

A Refurbishment and Demolition (R&D) Survey, formerly known as Type 3, is a comprehensive invasive inspection carried out before any work that could disturb the building structure. Its primary goal is to locate and identify all asbestos-containing materials within the surveyed area, as far as reasonably achievable. These surveys are only performed in unoccupied spaces and often involve aggressive methods, such as penetrating walls, floors, ceilings, and other structural elements to access hidden materials.

Key Points and Compliance Standards include adherence to HSG 264: The Survey Guide, conducting inspections by an accredited body (ISO/IEC 17020), and maintaining close communication between the client (duty holder) and surveyor to define scope, access, and safety. Areas that cannot be accessed should be clearly marked in the final report. The documentation must be clear, detailed, and suitable to support safe refurbishment or demolition.
