Professional Damp & Black Mould Removal Services for Residential, Commercial, Industrial and Public Sector
What Is Black Mould?
Black mould, scientifically known as Stachybotrys chartarum, is a type of toxic fungus that thrives in damp, humid environments. It is notorious for its dark greenish-black appearance and its musty odour.
Black mould releases spores that can cause various health problems, particularly in people with respiratory conditions, allergies, or compromised immune systems. Commonly found in bathrooms, kitchens, basements, and other areas with high moisture, black mould contamination is a serious issue that requires professional attention.
Why Is Black Mould Dangerous?
Exposure to black mould can lead to a host of health concerns, including:
- Respiratory issues such as coughing, sneezing, shortness of breath, and asthma attacks
- Allergic reactions, including runny nose, red eyes, and skin rashes
- Headaches, fatigue, and dizziness
- More severe reactions in infants, older people, and those with weakened immune systems
Ignoring the presence of black mould can allow it to spread quickly, damaging properties and posing a significant health risk.
In October 2025, the introduction of Awaab’s law under the Social Housing Regulation Act states that landlords will have to investigate and fix serious health & safety hazards promptly. We provide reactive, safe and considered methods to ensure that the property is remediated to a secure environment and prevents Black Mould from returning.

Case Study: Black Mould Woodberry Downs Estate, Finsbury Park
Description of job:
The client requested the removal of the visible live mould from the riser cupboard, which was present on the third floor of the apartments.
Initial Inspection:
Temperature, humidity and air quality tested. No ventilation systems seen; black live mould visible on plasterboard. Dry conditions, no signs of moisture or leaks. A musky smell was noted from the lift shafts to the corridor area. Further inspection and a full survey are advised to understand the root cause and remediation; however, poor ventilation is noted, likely to contribute to the mould seen.
Preparation for treatment:
Full PPE for operatives
Preparation of floors using protective sheets to capture mould during the treatment process
Ensure the area is clearly sectioned off to prevent any hazards or safety issues – H&S signs should be erected.
Residents notified of treatment process and timescales
Overview
Property Type: Residential (Apartment blocks)
Building use: Occupied
Location of Mould: Riser Cupboard, Third Floor
Temperature: 28.4c
Relative Humidity (RH) 45.5%
Outdoor Conditions: Dry
Physical signs of Black Mould growth: Musty odour and wall discolouration
Material affected: Plasterboard

Treatment Process
We used a handheld fogging gun to lightly spray the plasterboard, killing the live mould in situ, and fogged the air to eliminate any remaining live mould spores. We allowed 30 minutes for the application to work. We paid due care to the plasterboard to prevent any structural damage.
During treatment time, our specialist product eliminates all spores and associated pathogens, including fungi that may be present. The black mould was seen immediately and organically lifting from the plasterboard onto the protective flooring cover, as seen in the photos.
Clean up!
A visible improvement was noted during the treatment process. The colouration had lightened, and the mould itself lifted from the affected areas. Using our bio-degradable water-based wipes, we carefully cleaned the affected areas to remove mould staining without damaging the plasterboard. We allowed the area to dry to prevent any damage to the plasterboard naturally.

Conclusion and Next Steps
Plasterboard is notoriously a challenging material to work with due to its porous properties. If the plasterboard becomes too wet during treatment, it can lead to structural weakness; therefore, it was handled with utmost care and light fogging technology. Black mould on plasterboard can lead to structural issues, as well as health risks, so it was essential for the problem to be remediated. Our treatment completely eradicated the black mould from the plasterboard within 30 minutes of being treated.
We recommended to the client that further investigation should be conducted behind the plasterboard to understand the root cause, given that no moisture was found at the black mould site. The installation of a vent or extractor fan would assist with humidity and temperature control. We have followed up with the client two weeks after treatment, and the results still stand that no black mould has returned.
